Mix all the dry ingredients together, omitting the chocolate chips (you can always add extra inside the mix but I did not)
Add in the wet ingredients and mix, then pre heat the oven at 350.
Spray baking dish with non stick spray and add brownie mix. Bake for 15-20 minutes and once out of the oven, place the chocolate chips on top. They will melt quickly, so spread it out and you'll have a nice chocolate icing!

Crush your almonds, set aside the chocolate chips and coconut
In a mixing bowl, add all the dry ingredients and then add in half of the chocolate chips, crushed almonds and coconut.
Measure out your wet ingredients mix them then slowly add it into the dry and let sit for 1-2 minutes. While this is sitting you can heat your pan on low to medium and spray with non stick spray or use coconut oil
Pour batter onto pan and flip when they bubble.
Stack and top with remaining almonds, chocolate chips and coconut. You can also add extra - I used fat free whipped cream and some sugar free maple syrup.
